Grove Court

Grove Court is a small, historic residential complex in the West Village, located deep within a block on Grove Street. It was built in 1848 by a local grocer as housing for working-class residents — laborers and craftsmen.

 

Grove Court consists a row of townhouses combined by a single shared courtyard. What makes it unique is that the courtyard is not located behind the buildings, but at the front, serving as the main entrance space. All three houses face the central courtyard and have no backyards of their own.

 

From the beginning, Grove Court was designed as a more private and quieter alternative to typical street-facing housing — a rare concept for Manhattan, where windows usually face the street. Here, they face an enclosed inner courtyard, creating the feeling of a hidden, self-contained space within the city.

 

In the 19th century, this kind of layout was extremely uncommon in New York. At the time, more prestigious homes were expected to face wide, busy streets. Grove Court flipped that idea completely — only a narrow entrance opens onto the main street, while the living spaces remain tucked inside.

 

At the same time, this design provided quiet and safety, especially for families with children. Today, Grove Court remains one of the few surviving examples of this type of development in New York. The logic has fully reversed — modern residents now pay a premium for that same level of privacy in the middle of Manhattan.

 

Even today, the entrance to Grove Court is easy to miss from the street, making it a place many people walk right past without noticing. This “invisibility” is exactly what makes it one of the lesser-known, yet most interesting spots in the West Village. The complex is officially recognized as a historic site and is part of the Greenwich Village Historic District.
